We treat your home like it’s our own. During every sanding project, our tools—including edgers and the planetary sander—are connected to commercial-grade vacuums with advanced dust separators to capture debris at the source.
We go beyond equipment. High-traffic areas, kitchen cabinets, mirrors, and nearby furnishings are carefully sealed with painter’s foil to shield them from airborne particles. Throughout the process, we vacuum multiple times to keep your space clean and breathable—not just at the end, but every step of the way.

We’ll visit your location to inspect and measure your hardwood floors. You’ll receive a detailed, transparent estimate clearly outlining costs, materials, and the scope of work.
After reviewing and approving the estimate, we’ll provide a simple and clear contract outlining the specifics of your flooring project, payment schedule, and our service commitments.
To reserve your desired date, we require a $300 deposit payable via Zelle, credit card (processed through Stripe), or check. Your deposit is fully refundable if canceled at least 3 days before your scheduled start date.
On the job start date, I will deliver the tools and start the job. At this point we ask for a 50% of payment from the contracted amount
- On a scheduled day our contractor will visit you with all the tools, all we need from you at this moment is only to show us where the circuit breaker box is, as we need to plug in our ‘big’ sanding machine to 220V
- After every work day, our floor sanding contractor will clean up the workplace to the satisfying level, and remove the floor dust for the health and safety reasons. We will secure the other home areas with foil and tape.
- After the sanding phase is done, we will prepare one floor area for the stain samples, so that we can show you how particular stain will exactly look on your floor
- Once you approve the stain color by text or email we can start moving to the staining and finishing phase.
- Different stain and kinds of finish has different cure time between the coats. Depending on what are we using on a certain job, we may need an extra day to apply remaining coats of finish.
Once the final coat of finish is applied, the job is considered complete, and the remaining balance is due.
